The MCD tax record is where a property's paperwork problems show first: the wrong name, no UPIC, years of unpaid tax. We find out what the record says and put it right.
Every MCD property has a UPIC, a 15-character ID in MCD's tax system. Tax is paid against it, the name change is filed against it, and a buyer's checks start with it. When the UPIC is missing, duplicated or still in a previous owner's name, everything built on it stalls.
MCD runs all of this online at mcdonline.nic.in, on the owner's mobile number. We do the searching, the paperwork and the follow-up, and you approve each step.

How it works
- 01 · Send what you have
- An old tax receipt if there is one, the deed, and the full address. That is enough to search the record.
- 02 · We read the record
- Whose name it is in, whether a UPIC exists, and what has and hasn't been paid. You get that in plain words.
- 03 · Fix it in order
- Arrears first, then the UPIC, then the name change. Doing them out of order is how files get sent back.
- 04 · Confirm
- We finish when the certificate is issued and your dashboard shows the property in your name.

What we won't promise
- We are not part of MCD. The assessing officer decides every request.
- We can't waive or reduce tax or arrears. Rebates and amnesty schemes are MCD's to announce.
- A tax record does not prove ownership. If it disagrees with the deeds, the deeds win, and we tell you what that means for you.
- No promised dates. MCD sets no fixed processing time.

- What is a UPIC number?
- The Unique Property Identification Code: a 15-character ID MCD assigns to each property in its tax system. It is printed on property tax receipts, and every payment and name change is filed against it.
- How do I change the owner's name in MCD property tax?
- Through an e-Change of name (mutation) application on mcdonline.nic.in, with the documents MCD lists for your kind of transfer. Our guide to MCD mutation covers it step by step.
- Can I apply for a new UPIC if I can't find the old one?
- Only if the property has none. MCD follows one UPIC per property and the form asks you to declare there is no earlier UPIC, so old receipts get searched first.
- How do I check property tax dues before buying?
- Ask the seller for the UPIC and search it on the portal. The year-wise tax history shows what has been paid. We read it for you as part of a pre-purchase check.
