Asking prices tell you what sellers hope for. Closed sales nearby, the circle rate and the specifics of the property tell you what it is worth. We put those together into a written opinion you can negotiate from.

This is advisory work. It is not a certified valuation report, and banks, courts and the tax department may require one from a registered valuer. If your purpose needs that, we tell you at the start.

What we won't promise

  • It is an opinion, not a certified valuation. It will not be accepted where a registered valuer's report is required.
  • We don't guarantee what a property will sell for. Markets move, and buyers decide.
  • An opinion is only as good as the comparable data for that locality. Where it is thin, we say so.
  • We take no commission on any sale, so the number is not shaded towards closing a deal.

Common questions

Is this a certified valuation report?
No. It is an independent advisory opinion on market value. Where a bank, court or tax filing needs a registered valuer's report, we tell you so at the start.
How do you work out the value?
From comparable transactions and asking levels in the same locality, the circle rate for the colony's category, and adjustments for floor, facing, age and access. The written opinion shows each step.
Isn't the circle rate the market value?
No. The circle rate is the minimum value the government accepts for registration. In many Delhi colonies the market is well above it. Our circle rate guide explains how to read the gap.
Can you help a family agree a value before dividing a property?
Yes. An independent opinion often gives heirs a fair starting point. If the division ends up in court, a registered valuer's report may be needed as well.
