In Gurugram, the ownership record for land is the Jamabandi, the record of rights kept for each revenue estate, and a sale shows there only once a mutation is entered after the deed is registered. Registration runs on Haryana's Web-HALRIS system, which is linked to the municipal No Dues Certificate portal. A property with unpaid municipal dues won't register until they are cleared and the certificate is generated.

What you are buying decides which other papers matter. A plot in an HSVP sector has an allotment and re-allotment trail. A flat in a group housing project depends on the developer's licence, the project's RERA registration and its occupation certificate. A house in an old village abadi (Lal Dora) may have little in the revenue record at all, and Haryana's own rules ask for extra proof for those.

What we won't promise

  • We are not a government office. The tehsil, the municipal corporation, HSVP, DTCP and RERA each decide their own matters.
  • We don't quote Haryana's stamp duty or registration fees from memory. The state sets them, and we confirm the figure for your deed.
  • A records check is not a formal title opinion. Where a bank or the file needs one, an advocate gives it.
  • A dispute over ownership, a stay order or a court case goes to an advocate and, if needed, a court. We tell you when a property has reached that point.

Common questions

Is the process in Gurugram the same as in Delhi?
No. Gurugram is in Haryana. Registration, land records and mutations run on Haryana's Web-HALRIS system, municipal dues on Haryana's property tax portal, and stamp duty at Haryana's rates. Most Delhi checks have a Haryana equivalent, but the records and offices differ.
What is the No Dues Certificate in Gurugram?
A certificate that Haryana's Urban Local Bodies portal generates once the dues on a property are cleared. The state's Urban Local Bodies Minister told the Haryana assembly that it is required for property registration, because Web-HALRIS is integrated with the portal. Wrong dues, size, floors or colony status are corrected through the property tax portal: ten working days normally, or two under the ₹1,000 tatkal option.
Can I get an encumbrance certificate in Gurugram?
Yes. Haryana takes applications online on jamabandi.nic.in. You log in with your mobile number and a one-time code, choose the district, tehsil, village, khewat and period, and upload the nakal.
What should I check before buying a flat in a Gurugram project?
The developer's DTCP licence, the project's registration with Haryana RERA, the occupation certificate for the tower, and how the developer transfers a resale unit. Then the seller's own papers: the allotment, the builder-buyer agreement or conveyance deed, and the payment record.
