Due diligence · six areas of reviewAdvisory, not certification

What weexamine.

Six areas of review, and three ways to engage us. Every engagement ends in something written down that you can act on, or argue with.

Title & Ownership

Who the records say owns the property, and whether the chain of ownership reads consistently across the documents you have been shown.

What this covers

  • Reading of the available title deed and prior conveyance documents
  • Chain of title traced across the documents provided
  • Name, extent and boundary descriptions checked for consistency
  • Matters that call for a formal search or certification, identified in writing

Documentation

A file-by-file review of the paperwork for completeness, internal consistency and the gaps that tend to surface late in a transaction.

What this covers

  • Sale deed, allotment or conveyance, and possession documents
  • Mutation, tax receipts, electricity and maintenance records
  • Sanctioned plan, completion and occupancy documents where applicable
  • A written list of what is missing and what should be obtained before payment

Ownership Transfer

How the transfer is expected to run, what each stage requires from you, and where a transaction of this type usually stalls.

What this covers

  • Sequence from agreement to registration, explained in plain terms
  • Documents and approvals each stage depends on
  • Stamp duty and registration cost implications, indicatively
  • Review of the draft agreement's commercial terms before you sign

Market Value

An independent read on what comparable properties are actually transacting at, and whether the quoted price stands up against them.

What this covers

  • Comparable transactions and current asking levels in the micro-market
  • Circle rate positioning relative to the quoted price
  • Premium or discount attributable to floor, facing, age and access
  • A defensible position to negotiate from

Property Risk

The documentation, ownership, pricing and transaction concerns that deserve investigation before money moves.

What this covers

  • Red flags in the papers, the parties or the proposed structure
  • Encumbrance, dispute or litigation indicators visible on the record
  • Land-use, construction and approval questions worth raising
  • Each concern graded by how much it should weigh on your decision

Long-Term Potential

Whether the property holds up as an asset (resale depth, rental viability and the infrastructure around it), not only as a home.

What this covers

  • Depth of the resale market for this property type and size
  • Rental viability and typical tenant profile
  • Infrastructure and development context in the surrounding area
  • Holding considerations over a five to ten year horizon

How to engage us

Three ways in

Start small. Most people begin with a five-minute call and decide from there.

Opening consultation

First 5 minutes complimentary

A conversation about the property you are looking at. We tell you what stands out, what is missing and whether a detailed review is worth your money.

  • Verbal read on the property
  • What documents to ask for
  • Whether to proceed

Document review

Quoted before we begin

A clause-by-clause reading of the papers you have (title chain, approvals, tax and possession records), with every gap and concern written down.

  • Chain of title traced across documents
  • Written list of gaps and red flags
  • Questions to put to the seller in writing

Full pre-purchase advisory

Quoted on scope

The document review plus a market position on price, a view on the asset over a long horizon, and support through the agreement and transfer.

  • Everything in the document review
  • Comparable-transaction price position
  • Draft agreement read before you sign
  • Guidance through registration

Fees depend on the property type, the volume of documents and how quickly you need the work. We quote before starting, and we will tell you when a matter needs a licensed professional we are not: a registered valuer, a chartered accountant, or counsel for a contested title.

Observations you can put in front of a seller.

Our output is a written note: what the documents establish, what they do not, what must be obtained before payment, and where the price sits against comparable transactions. It is written to be shown to the other side.
