Almost everyone involved in a property transaction is paid when it closes. The broker, the channel partner and the seller are all on the same side of that outcome. The buyer, who is committing the largest sum of anyone in the room, is usually the only person without an advisor.
We started this practice because of how often we saw the same thing happen: a family finds a home they love, the papers look impressive, everyone is in a hurry, and the questions that should have been asked in week one get asked after the token amount is paid. By then the questions are expensive.
So the work is simple to describe. Before you commit, someone independent reads the file properly, checks the price against what comparable properties actually closed at, writes down every concern, and tells you the truth about all of it.
Sometimes that conversation ends with this looks sound, go ahead. That is a good outcome too, and it is worth knowing with some confidence rather than hoping.

We read the file, not the brochure
Photographs and floor plans are the seller's argument. The documents are the evidence. We spend our time on the second one.
We are paid by you, and only by you
No brokerage, no referral fee, no arrangement with any builder or seller. If we ever have an interest in a transaction, you will hear it before anything else.
We would rather lose the fee than the point
If a property does not need a full review, or needs a professional we are not, we will say so and end the conversation there.
We write things down
Verbal comfort is worthless three months into a dispute. Every observation goes on paper, in language you can put in front of the other side.
We do not sell property. We do not represent sellers. We are the person you call before you say yes.
