The first five minutes are complimentary. We tell you what we can see from the outset, what is missing, and whether a detailed review is warranted at all.

If you choose to continue, we examine the documents, study comparable transactions and set down our observations, questions and concerns in writing.

You go into the negotiation knowing the state of the paperwork, the position on price and the questions still open. Proceed, renegotiate, or walk away.
Questions people ask first.
- What happens in the free five minutes?
- You describe the property and what is worrying you. We give you our first read, tell you which documents to ask the seller for, and say whether a paid review is worth it. Often the answer is that you need two documents you don't have yet, and that costs you nothing to learn.
- What does the paid consultation cost?
- It depends on the property type, how many documents there are and how quickly you need it. We quote a figure before any paid work starts, and it does not move afterwards.
- I don't have the documents yet. Is it too early to call?
- No. That is the best time to call. We will tell you exactly what to ask for, so you approach the seller knowing what a complete file looks like.
- Do you also help with the negotiation?
- We give you a position on price grounded in comparable transactions, and the documentary concerns that legitimately affect value. You negotiate with facts rather than instinct. We do not negotiate on commission.
- Can you look at a property outside Delhi NCR?
- Tell us where it is. Some markets we can read closely; in others we will be honest about the limits of what we can verify from here.
- Is this a substitute for a lawyer?
- No. We provide advisory and due-diligence assistance. Where a matter calls for a formal legal opinion, a title certificate, a registered valuation or representation in a dispute, we tell you so and what kind of professional you need.
